Winvic Appointed on £130m Leeds BTR Towers at Lisbon Street

Winvic has been appointed by Lisbon Street Developments, a joint venture between Marrico Asset Management and Helios Real Estate, to deliver two build-to-rent towers on the former International Swimming Pool site close to Leeds city centre. The £130m contract will see Winvic construct twin blocks rising 33 and 22 storeys above a shared podium and basement, delivering 578 new homes alongside resident amenity space, commercial units, roof terraces and balconies.

Construction is expected to start in the fourth quarter of 2026, marking the beginning of the third major scheme on the Lisbon Street regeneration site. Winvic previously completed a 548-bed student accommodation block on the same site six months ago and an aparthotel is currently under construction there, making this one of the most active single regeneration sites in Leeds right now.

The scheme is designed to achieve a Home Quality Mark 3.5-star rating and will incorporate photovoltaic panels, decentralised air source heat pumps and enhanced building fabric to reduce operational energy demand.

For the construction industry, a £130m contract of this complexity means a sustained programme of specialist activity across multiple trades. Concrete frame, M&E, cladding, fit-out and finishing works on two high-rise towers don’t run on local labour alone.
